On this project we were asked by our investor client to provide works to renovate the property for rental.
The property was a two bedroom mid-terraced property with a large bathroom.
Our surveyor who deals with adaptation and landlord clients knew that he could get three bedrooms, therefore increasing the rental yield, but increasing the value of the property.
The layout of the first floor was totally redesigned, relocating the bathroom by splitting the front bedroom. To maximise space the chimney breast was removed to the front lounge and bedroom. Steel RSJ’s were installed to carry the load within the roof void with a reinforced concrete lintel over the bedroom doorway.
As the property had not been lived in for a while, damp and rot had started to take hold. A new damp proof course was installed with cavity drain membranes.
A full refurbishment included the bathroom and kitchen with new rewire and heating system.
As the client wanted a turnkey project decoration and carpets were installed.
